The reasons are clear:
tourism, Airbnb demand, seasonal rentals, and relatively low purchase prices compared to rental potential.

However, experts warn that real profit depends heavily on:
management quality, seasonality, apartment condition, and vacancy periods outside summer.

Saranda Attracts More and More Investors

Saranda is also becoming one of the most interesting markets in Albania.

According to the data:

  • A 2-bedroom apartment in central Saranda costs around ALL 13.9 million and generates about ALL 79,000 monthly rent, resulting in a 6.8% gross yield.

  • For 3-bedroom apartments, the yield reaches 7.1%.

This is why many foreign investors are focusing on Saranda:
relatively affordable prices, growing tourism, and strong Airbnb demand.

However, there is still a key risk:
apartments without sea view, proximity to the coast, parking, or professional management can perform significantly below market averages.

Kamëz and Paskuqan Surprise the Market

One of the biggest surprises in the report is the performance of Kamëz and Paskuqan.

These areas have:

  • the lowest entry prices,

  • but a very strong price-to-rent ratio.

A 1-bedroom apartment:

  • costs around ALL 5 million,

  • generates about ALL 25,000 monthly rent,

  • reaching a 6% gross yield.

A 2-bedroom reaches 6.6%, and a 3-bedroom up to 6.7%.

At first glance, this looks like the perfect investment.
However, experts warn that high yields come with trade-offs:

low liquidity, inconsistent building quality, and weaker resale demand.

So while the numbers look strong, property selection becomes extremely important.

Astir and Yzberisht – Smart Zones of Tirana

Astir and Yzberisht are considered the most balanced investment choices in Tirana.

Astir:

  • 1-bedroom: ALL 7.3 million → ALL 34,000 rent → 5.5% yield

  • 2-bedroom: ALL 10.8 million → ALL 53,000 rent → 5.8% yield

Yzberisht:

  • 2-bedroom: 5.9% yield

  • 3-bedroom: up to 6% yield

These areas work because they offer lower prices than the city center while maintaining strong rental demand from:

young families, students, professionals, and returning migrants.

Blloku: Prestige but Not the Best Yield

Blloku remains the most prestigious area in Tirana.

However, when it comes to rental returns, the situation is different.

  • A 1-bedroom apartment costs over ALL 20.7 million

  • Monthly rent is about ALL 69,000

  • Gross yield is only 4%, with net yield dropping to 2.4%

In simple terms: you are paying for prestige and address, not cash flow.

The same trend applies to Komuna e Parisit, Rruga e Elbasanit, and parts of Kodra e Diellit.

These areas remain strong for value preservation and liquidity, but not for rental income optimization.

One of the most important findings is that 2-bedroom and 3-bedroom apartments outperform 1-bedroom units in almost every area.
