Why European investors are buying on the Albanian coast now – before EU integration changes everything

According to British magazine Milo Magazine, in just a few years Albania has transformed from a “hidden” Balkan destination into one of the most talked-about real estate markets in Europe. Investors from Italy, Germany, the Netherlands, Poland, and the Nordic countries are turning toward the Albanian Riviera with a clear strategy: enter the market before European Union membership permanently changes property prices.

And the numbers show this is not just a temporary trend.

Albania is experiencing a tourism and investment boom

Tourism in Albania has exploded in recent years. During 2025 alone, more than 12.4 million foreign tourists visited the country, a significant increase compared to previous years. Tourism revenues reached around €5.7 billion, making the sector one of the main drivers of the Albanian economy.

This massive interest is not only impacting hotels and restaurants, but also transforming the property market.

According to foreign investment data, the real estate sector is receiving the largest share of foreign capital entering Albania. In 2025 alone, foreign direct investment in real estate accounted for more than 30% of total foreign investments, while in some periods growth exceeded 50% compared to the previous year.

The Albanian Riviera – the “Maldives of Europe” that are still affordable

The most sought-after area remains the Ionian Riviera: Palasa, Dhërmi, Himara, Jalë, and Ksamil.

What attracts European investors is the unique combination of:

  • untouched nature,

  • Mediterranean climate,

  • still affordable prices,

  • and extraordinary growth potential.

A beachfront apartment on the Albanian Riviera can cost several times less than a similar property in Croatia or Greece. Investors see this difference as the “profit gap” for the coming years.

Many experts compare today’s Albania to Croatia before joining the EU — a market that once offered low prices but later experienced strong growth in property values.

Modern infrastructure = higher property value

One of the key factors increasing interest in southern Albania is infrastructure improvement.

The Llogara Tunnel has significantly reduced travel time to the Riviera, while projects for airports, tourist roads, and marinas are making the Albanian coast far more accessible for European tourists.

This is extremely important for investors:
the easier access to the Riviera becomes, the higher the demand for luxury apartments and villas.

At the same time, modern resorts are changing living standards on the coast. Projects such as Green Coast are creating a new residential concept with:

  • private security,

  • modern promenades,

  • restaurants and retail,

  • elite leisure environments,

  • and European construction standards.

For many foreign buyers, this is exactly what Albania lacked just a few years ago.

The “golden window” before EU membership

Smart investors usually enter the market before economic transformation — not after it happens.

Albania is currently at precisely this critical moment.

Historically, countries approaching European Union membership experience:

  • rising land prices,

  • increasing construction costs,

  • growing demand from foreign investors,

  • and market standardization according to European levels.

This means that properties considered “cheap” today may no longer be affordable in a few years.

Many investors are buying now with the belief that:
the biggest profits are made before the market becomes mainstream.

But are there risks?

Of course. The rapid growth of tourism and construction has also sparked debates about:

  • tourist overcrowding,

  • rising prices for locals,

  • and uncontrolled development in certain areas.

However, this is often a phase experienced by developing markets. Albania’s challenge will be maintaining the balance between economic development and protecting the natural beauty that makes the Riviera so attractive.

Albania is no longer Europe’s “secret”

International media and global investors have begun to seriously view Albania as the next luxury Mediterranean destination. Billion-euro tourism projects and record investment growth are rapidly transforming the country’s image.

And perhaps this is the main reason why investors are moving now.

Because once a market becomes fully recognized by the masses, it is usually too late to capture the biggest growth.

The Albanian coast is entering a new era.

Record tourism, foreign investment, modern infrastructure, and the European perspective are creating the conditions for major economic and urban transformation.

For some, Albania is still an affordable holiday destination.

For European investors, it is increasingly being seen as one of the most interesting opportunities of the decade in the Mediterranean real estate market.
