Breaking News: INSTAT reports an increase in the number of building permits

According to statistics published by INSTAT, in the first quarter of 2026:
• 322 building permits were approved for new buildings, marking an increase of 24.8% compared to the same period in 2025, when 258 permits were approved.
• The total projected area for new constructions in this quarter is 377,061 m², marking an increase of 12.5% compared to the first quarter of 2025 (335,137 m²).
• The approximate value of the approved projects (including both buildings and engineering works) reached 20.4 billion lek, marking an increase of 1.6% compared to one year earlier (20.1 billion lek).
• Residential constructions make up the largest share of the new permits, with 237 permits and a construction area of 185,608 m².
• Non-residential buildings (such as hotels, commercial and industrial buildings) account for the remaining share with 85 building permits and 191,453 m² of construction area.

Despite methodological challenges, the figures show that the sector remains active and that new projects are expected on the horizon, which will continue to transform Albania’s urban and tourism landscape. For investors, developers and buyers, the pace of building permits remains one of the most important indicators for understanding where the Albanian real estate market is heading.
