A particularly significant finding is that the majority of searches related to the coast were conducted through AI, indicating that users are increasingly relying on artificial intelligence to better evaluate investment potential and market opportunities. Although coastal areas lead overall searches, Tirana remains the epicenter of Albania’s real estate market. The City Center represents nearly 20% of all searches, ranking as the second most searched area on Kërko 360. The strong interest in this area is linked to: Strategic location Consistent housing demand Commercial potential Relative shortage of new developments Unlike coastal areas, users searching for properties in the City Center tend to have clearer and more specific objectives, reflecting a more mature market focused on long-term urban investment. Komuna e Parisit accounts for approximately 13% of total searches, while Paskuqan represents around 12%. These two areas reflect different market dynamics: Komuna e Parisit continues to be considered a premium area with stable demand for modern apartments and high-quality residential developments. Paskuqan is gaining momentum as one of the areas with the greatest urban expansion potential due to more affordable prices and ongoing development activity. The very small difference between these two areas suggests that market interest is gradually shifting toward well-developed suburban zones of the capital. One of the most interesting aspects of this study is the growing interest in areas that, until a few years ago, were not considered among the most sought-after locations in the market. The Artificial Lake area represents approximately 7.5% of total searches, confirming increasing demand for properties that combine: Urban living Green spaces High quality of life Modern residential developments Don Bosko accounts for approximately 7% of total interest, while Fresku represents around 6%.
