The year 2026 marks a turning point for Albania’s real estate market. With the new reference prices coming into force on January 1, 2026, and a record of over 12 million tourists reached last year, the question is no longer “if” to invest, but “where”.
In the capital, attention has shifted from the city center toward emerging development areas.
New Boulevard: With prices ranging around €1,800–1,900 per m² in second-line locations, this remains the area with the most stable growth.
“Smart” Suburbs: Areas such as Astir, Yzberisht, and Kashar are no longer seen as economic outskirts. Access to the Grand Ring Road has turned them into preferred zones for young families and business offices.
Durrës is experiencing the highest increase in reference prices nationwide (up to 196% in specific zones).
Why invest: The Durrës Yachts & Marina project has set a new luxury standard. Zone No. 13 (near the port) has become the epicenter for investors seeking rapid capital appreciation.
Transport: Major investments in the Tirana–Durrës–Rinas railway, expected to be fully operational, are turning Durrës into a “neighborhood” of Tirana, increasing residential property values.
With the full opening of Vlora International Airport in 2026, the city has undergone the most significant transformation.
Why invest: Reference prices in certain areas (such as Sazan Island and Lungomare) have reached record levels of around €2,000 per m², while short-term rental (Airbnb) potential remains the highest in the country.
Hotspot areas: Rradhimë and Orikum, benefiting from water and sewage infrastructure investments and proximity to the Llogara Tunnel.
Unlike previous years, investors are now focusing on municipalities with rapidly increasing public budgets.
Kamza: With a 44% increase in reference prices, Kamza is emerging as a fully developed urban center with strong demand for commercial units.
Fier: According to the 2026 budget, Fier has the highest growth in public funding (15%), signaling new infrastructure investments that will boost property values.
