From January 1, Higher Taxes for Homes and Shops in the Regions – What You Need to Know

Starting from January 1, many families and businesses in Albania’s regions are expected to feel an immediate impact on their budgets. The reason is the increase in the building tax, which comes as a result of updated property reference prices.

According to a report by Shqiptarja.com, taxes in some areas will increase by an average of 10–15%, while in certain cases, the value of residential and commercial properties has been reassessed up to 20% higher than before. This directly translates into a higher annual tax for property owners.

The increase is not uniform across all areas. In more developed cities and zones, the impact is more noticeable. Homeowners will have to pay more, but the greatest burden falls on small businesses, which—on top of daily operating costs—must now cope with higher taxes on commercial premises. For many entrepreneurs, this represents another challenge in an already difficult economic climate.

Even in areas where the increase is more moderate, the effect is still felt. For families with limited incomes, even a few thousand lek more per year is an expense that must be carefully planned. The division of cities into more cadastral zones aims to create a fairer property valuation system, but for citizens, the most important factor remains the final amount they must pay each year.

On the other hand, authorities have spoken about potential future relief measures, such as reducing the tax on property sales and postponing the introduction of a new wealth tax. However, for now, the reality is clear: from January 1, many property owners will need to reassess their budgets to cope with the higher building tax. Staying informed and planning ahead remain the most important steps in dealing with these changes.
